How it's calculated

TDS is tax the payer deducts before paying certain kinds of income. For most payments, TDS starts only after the total paid to one person in the financial year crosses a threshold. When the payment that crosses it arrives, TDS is worked out on the whole amount paid so far, not only the part above the threshold. The rate depends on the type of payment, and if the receiver has not given a PAN, the rate is generally the higher of 20% or twice the normal rate.

Example: a bank pays you ₹60,000 of FD interest in a year. That is above the ₹50,000 threshold, so it deducts 10%, which is ₹6,000. If you had not given your PAN, it would deduct 20%, or ₹12,000.

For rent, the 2% deduction under Section 194IB applies to a tenant who is an individual or HUF paying more than ₹50,000 a month. The tenant deducts it once, from the last month's rent of the year or tenancy, and pays it to the government with a challan-cum-statement.

This covers the common payments paid to residents. It does not cover salary, which is computed from your slab (use the income tax calculator), or payments to non-residents, lottery winnings, and other special cases. The thresholds shown are those introduced by Budget 2025 and carried into the Income-tax Act 2025, which has combined TDS into sections 392 and 393 from 1 April 2026. I could not confirm that Budget 2026 changed them, but check the latest rules before you deduct. A senior citizen or anyone whose total tax is nil can submit Form 15G or 15H to stop TDS on interest. The tax deducted shows in Form 26AS and your AIS and is credited against your final tax.

Frequently asked questions

What is the TDS threshold on FD interest?
A bank deducts 10% TDS when your interest from that bank in a financial year is above ₹50,000, or above ₹1,00,000 if you are a senior citizen. The limit applies to each bank separately, counting all your deposits there. If your income is below the taxable limit, submit Form 15G or 15H to avoid it.
Is TDS deducted on rent paid by a tenant?
It depends on who pays. A tenant who is an individual or HUF deducts 2% when rent is above ₹50,000 a month. A business or professional tenant deducts 10% on rent of land and buildings once the year's rent is above ₹6 lakh. See the rent receipt generator for the paperwork.
What happens if the receiver has no PAN?
The payer must deduct at a higher rate, generally the higher of 20% or twice the normal rate, and the receiver can have trouble claiming credit for it. Giving your PAN avoids this. For 194IB rent, the extra deduction is capped at one month's rent.
