How it's calculated

For each property: gross yield is annual rent ÷ price; NOI is rent after the shared vacancy allowance minus annual expenses; cap rate is NOI ÷ price; the EMI uses the loan (price − down payment) at your rate and tenure; cash flow is effective rent minus expenses minus EMI; and cash-on-cash is annual cash flow ÷ down payment.
