How stamp duty works

Stamp duty is the tax that makes your sale deed legally valid; registration is the fee to record it at the sub-registrar's office. Both are charged on the registration value — the higher of the price you agreed and the government's circle rate (also called guideline value, ready-reckoner or jantri rate) for that locality.

Stamp duty = registration value × state rate.  Registration = registration value × registration rate (capped in some states). Many states give women a 1–3% lower rate, and some cities add a metro cess.
